  Summary: The data table and chart below provide comparisons with other cities in Alameda County as it pertains to average property taxes owed on a hypothetical house valued at $500,000.  Union City is near the middle third of the list when it comes to property taxes paid on such a hypothetical house in FY 2007-08.  Union City is also below the average for all cities in Alameda County.  In regards to Net Special Assessments, Union City is in the bottom third and strives to be judicious in the extra assessments it asks its residents to approve.

  1) 5 random samples of homes were taken from each city.  Efforts were made to find varying city locations and home values.
  The average of the 5 random samples was used to determine AV rate and special assessment rate.  Weighted Average  
  AV rates were calculated by looking at all the Tax Rate Areas in a City and calculating the total weighted average of them.  
  2) Ad Valorem or According to Value is a method of taxation using the value of the thing taxed to determine the amount of tax.
  In Alameda County it consists of 1% plus any special taxes used to pay for things such as school bonds, city debt issuances, special
  districts support (e.g., water districts, transportation districts, park districts, flood control districts), etc.    
  Union City only receives a share of the 1% Countywide tax and has no control over the other components of the AV rate.
